Luxury Real Estate Unplugged – Marketing Questions Answered

Today, I will answer another question I received at LuxuryRealEstateUnplugged.com. I covered as many as I could during the webinar and am answering some I did not get to in this weekly video blog.

Here are questions from Jack Carroll of Dana Point, CA I will answer in today’s video:

“What do you think of prerecorded messages for marketing purposes being used in the luxury marketplace?”
I will answer this question as I understand it by saying that, nothing in luxury real estate should be generic or non-customized. People on the high end like to be unique and one of a kind. Make sure that your messages are all customized and directed to the individual person. I am not sure that a pre-recorded message fits that bill.

“You do not speak much in your books about email marketing to prospects and customers. Do you do much strategic email marketing or do you use email normally?”

I am not sure what normally means, but I tend to not do mass email marketing’s to luxury clients. Instead, I send real mail on quality paper, completely personalized to the recipient. In my personal business, the more the crowd seems to go in one direction; I tend to move in another.

“What do you think about well written (using executive stationery and envelope or well-designed postcard) snail mail gardening campaign to 500 to 1,000 luxury homes mailed monthly for every month of the year?”

This is pretty similar to the previous question. I cannot emphasize how much I believe in personalized mailings to my sphere of influence. The most important thing to remember in your sphere of influence as we will discuss in the video is bringing value to the recipient. Some examples are not limited to, but could include:

• A previous year interview of the market.

• Prognostication or predictions for the new year.

• Interpretations of economic news and how it will affect your particular market.

• Talk assessment, data and updates.

• Exceptional sales and listings.

• Press clips where people in your sphere were featured.

• Local ordinance issues or changes that could affect property values in your market area.

These topics bring value and are of interest to people in your sphere. Some may decide that email is the best course of action; I prefer nice paper using regular first class mail. What is really important is that you have a system for staying in contact with and bringing value to your sphere of influence.
