Sphere of Influence Dialogs for Luxury Real Estate

So many Luxury Agents I talk to hate the thought of using scripts in their business. And, I agree.

So, let’s talk about dialogs instead.

Let’s face it, we all use them… mostly unconsciously. If you really listen to what you are saying in different situations you will note that you often repeat yourself. That’s a dialog.

You need to understand and accept that you are using them anyway. Why not use a little foresight and planning in what you say?

After all:

I will start with an aggressive approach and move on to what I think is the most effective dialog you can use with your Sphere of Influence. I learned it from watching Leave it to Beaver, one of my all-time favorite television shows. The Beaver often asked, “If you were me…”

    I use a combination of the last two and I have asked people to tell me about their Dream Home, or Dream Vacation or Dream Job. That is the only way I have gotten to the D in FORD. Thanks for your efforts, Jack. Good luck with your snow.

    Hi Jack!

    I have talked with you in the past, but I’m sure you probably won’t remember me…
    My tag is “The Accent” of Real Estate as I have an English Accent…so this is how I market myself.

    As a single agent working in the Luxury market in Franklin Lakes NJ – I have several wonderful multi million dollar homes including a wonderful home on the Lake which I have shown to 2 celebrities (Rosie O’D and Robert Weinstein), but haven’t sold yet…any ideas on target marketing for a great home on a Lake?

    $5.2M with elevator and infinity edge pool, 2 kitchens, theatre, golf simulator – this is an amazing home, but is very “low key” in the front…so looking to target a client who doesn’t want a huge “singing and dancing” front…everything opens up once you walk in and the back is like a cruise ship…3 levels…
    Advice???
