Do you have a luxury listing that has been on the market for a while? Communication will help you keep and sell your listings.
There are parts of the country where the market includes houses worth up to 10 million dollars or more but these properties stay on the market for long periods of time. I have heard from a seller who had their eight-figure property on the market for 12 years!
You are probably wondering how do you keep your seller until the listing sells? The simple answer is with communication.
When a listing is on the market for a long period of time, a lot of things can happen. What happens throughout the listing being active can be used as a great way to communicate with your client.
One of the best ways to communicate with your clients about their listing is through a show slip or confirmation form. I fill these out every time I do a showing, but also for any kind of marketing that takes place for that property. For example, if the clients bring up a topic of a particular listing to me during an office meeting, I will make a marketing confirmation form and then send it to the seller.
Not only is this a great way to communicate with the client but it shows them that you are on top of your game as their luxury real estate agent!
Have a system in place.
Our team also has systems in place to answer questions sellers may have such as, “How many times have you shown the property?” That way, we have proof about what needs to be changed when we’ve had 50 showings in the past year and no one’s wanted to buy the seller’s property.
