Keeping Your Luxury Listings

Over the past five sessions, we have covered a lot of ideas and techniques that can make us better negotiators. As a result, you should now have a listing or two, or three, or even more.

Now you need to keep your listing(s) until it sells. This isn’t a big deal in many parts of the country where listings sell in a day or so. But believe it or not, there are luxury areas of the USA where homes over $5m are staying on the market for a year or more.

Today, we begin a series on keeping the listing. In my own market, it is not uncommon to see listings active for upwards of a year or more. So here’s a question: How do we keep sellers with us until the listing is sold? The answer: Communication.

We’ll also talk about why a show slip should actually be a marketing confirmation form. I’ll disclose my system for organizing, storing, and sharing the marketing confirmation with the seller.
