“Hi Jack, I want to approach the financial advisers and wealth managers of some of the high end owners in my area. However I am a little unsure of how to approach them. I do recall you mentioning do an annual evaluation of all their real estate assets but is that something you charge for or do free?”
If you think about it, we are one of the few professions that don’t give their clients yearly updates: Insurance agents give yearly updates for property, health and casualty insurance. Investment advisors give yearly updates of the client’s portfolio. Attorneys often give yearly updates of estate tax changes and suggested changes to estate plans. The one common thread running through all these updates of other professionals is that they often need or hinge on a yearly update of the value of their clients’ real estate, so if you can identify the key gatekeepers in the marketplace, attorneys, trust officers at banks, CPAs, you can market your services based on your expertise in the marketplace. Let them know through direct mail or email about your expertise and your ability to provide evaluations.
It is up to you whether you want to charge or not. I do charge for some and do them for existing or past clients at no charge.
